PLEASE MAKE SURE YOU HAVE READ OUR TERMS AND CONDITIONS in each villa’s rental terms shown on the villa details pages. When you make an enquiry you are deemed to have accepted all terms and conditions as shown on this website.

1. ARRIVAL AND DEPARTURE TIMES
The designated check in time is 15:00, with a check out time of 11:00 am, unless other arrangements have been made and agreed upon by the Lessor. Any early arrivals or late departure times are subject to the availability of the villa and may incur an extra charge.

2. MINIMUM STAY REQUIREMENTS
During peak seasons (July & August), the minimum stay is from 5 to 7 days. Outside of this period the minimum stay is 4 to 5 nights.

3. REGISTERED GUESTS
Only the specified number of persons listed in the Rental Agreement at the time of booking may reside on the premises. The number of registered guests given at the time of the booking is the maximum number of persons allowed. If it comes to the attention of the Lessor or their representative that additional guests are staying at the property, it is at the absolute discretion of the Lessor or the representative to ask the extra person or persons to vacate the premises.

4. HOSTING VISITORS
Should the Lessee decide to host additional visitors during their stay at the villa at no time should the number exceed double the max capacity of the property without prior agreement of the Lessor. No visitors are allowed overnight at the property. The Lessee agrees to use the property in such a manner so as not to disturb the peace of the neighbours or breach any local legislation. In case the guests disturb neighbours in any way and the police get involved after neighbours’ complaints, the Lessor will not be held responsible for any penalty addressed to the guests. Should the Lessee make unauthorized use of the property, the Lessor has the right to ask all guests to evacuate the property immediately without further notice. In this case the security deposit will be fully forfeited until all applicable claims are fully settled with the property owner and/or their authorized representative.

5. WEDDINGS & EVENTS
Some villas may or may not allow weddings on the premises. If you take it upon yourself to host additional visitors while staying at the villa, you will be held responsible for any additional costs associated with cleaning, if necessary. The Lessee agrees to occupy and/or use the property in such a manner so as not to disturb the peace of the neighbors especially during “quiet” hours (14:30-17:30 and 23:00-9:00) or breach any and all applicable local legislation. For events and parties and in general on occasions that may disturb the peace of the neighbors, the Lessee shall need to have the Lessor’s prior consent who in turn shall have to notify the neighbors. Entertainment parties and functions involving invitees more than double the max capacity of the property are strictly prohibited unless fully approved by the Lessor in advance and notified to him (where a special agreement with extra event fee may apply due to the extensive use and involvement of the cleaning and housekeeping personnel). In any case the extra invitees are not allowed overnight at the property. Should the Lessee make unauthorized use of the property, the Lessor has the right to ask all guests to evacuate the property immediately without further notice. In this case the security deposit will be fully forfeited until all applicable claims are fully settled with the property owner and/or their authorized representative.

6. PAYMENT REQUIREMENTS
When booking the villa, a minimum deposit of 30% will be required within 5 working days of booking. This deposit is non-refundable. Settlement is due in full 60 days before your expected arrival date. For bookings made within 60 days of arrival, full payment is required at the time of reservation. The reservation will not be considered as confirmed until receipt of funds. If funds are not received within 5 banking days the reservation shall be deemed to have been canceled and Lithari Villas reserves the right to allocate the Villa to another client. All bank/paypal charges are the clients responsibility.

7. SECURITY DEPOSIT
The Lessee will be required to leave a security deposit on arrival or a valid credit card that the Lessor may charge in case of any damages.

8. CANCELLATION AND MODIFICATION POLICIES
If it becomes necessary to cancel all or any part of the booking, Lithari Villas must be notified in writing (email acceptable). The cancellation will take effect from the day the written confirmation is received. The following cancellation charges will be applicable depending on when the notification of the cancellation is received in writing and the period of stay in the Villa.
All cancellations made by the Lessee are subject to penalties below:
A) If the Lessee cancels the reservation 61 days or more prior to arrival date, the penalty equals to the 30% initial accommodation deposit.
B) If the Lessee cancels the reservation within 60 days prior to arrival date, all rental payments are forfeited.
C) In case of non-show or early departure, all rental payments are forfeited.
The above cancellation charges also apply if the Lessor cancels the booking due to non-payment of the balance.

9. ALTERATIONS AND CANCELLATION BY THE VILLA OWNER
Though it is unlikely that the villa owner will have to make any changes to confirmed arrangements, it does occasionally happen and we will advise you at the earliest possible date. If, for any reason beyond our control, we are unable to provide you with the Villa booked, the Lessor shall reserve the right to cancel the reservation. For example, but not exclusive to, if the properties are damaged or rendered unusable the Lessor will endeavor to relocate the Lessee to an alternative property for the period required but no guarantee is given that this can be done. Should this not be possible, or the Lessee does not wish to be transferred, the Lessor will cancel the booking and refund all rental payments in full, less any bank transfer charges. Lithari Villas shall not be liable for any further obligations or claims by the client.

10. CHANGES OF RESERVATIONS
Any changes made to the reservation dates after confirmation are considered to be a breach of agreement and is considered to be a forfeit of the rental agreement. Any payments are subject to the cancellation conditions stated in article 8 of these terms and conditions.

11. LESSEE INSURANCE
Guests are required to have both liability and comprehensive travel insurance that provides coverage including, but not limited to, cancellation, loss and damage to baggage and other property, and flight delays. Guests should also carry health coverage that includes, but is not limited to evacuation and repatriation. Lithari Villas is not responsible to you and your party for any and all claims including any accidents related to the use of the property facilities or locally procured third party services such as, watercraft, water sports, jeep or motorbike rental etc

12. FORCE MAJEURE
In the event of such incidents as fires, floods, civil disturbances, severe weather, civil disturbances affecting the destination, Acts of God, and any other type of delay, inconvenience, or expenses caused directly or indirectly by events outside of the Lessor’s control, the Lessor will not be held responsible.

13. COMPLAINTS
Any problems or complaints that occur during the rental period should immediately be brought to the attention of Lithari Villas, who will endeavor to rectify the situation to the best of their professional ability. The Lessor is not responsible for such issues as interruptions to water supply, electricity, Internet connection, cable TV or pool filtration systems. The Lessor will do everything within reasonable expectation to avoid complaints in the first place and it is understood that when staying in a less developed remote resort location, that infrastructure, local standards and conditions are typically less developed than in urban environments. Any complaints should be written and given to the Lessor within 24 hours of the time the issue occurred.

14. CONDUCT BEHAVIOR
When renting the villa, the Lessee maintains responsibility for the appropriate behavior of the guests. If any guest behaves in an inappropriate manner, the Lessor or their representative, at their absolute discretion, may ask the offending party to leave the premises. In this case, no refund may be claimed by the Lessee. In addition, the owner of the villa or representatives of the owner reserve the right to enter the premises at a reasonable time in order to gain access to complete repairs and perform maintenance.

15. SOCIAL CORPORATE RESPONSIBILITY
Bringing any illegal substances into the villa is prohibited, along with the use or consumption of any illegal substances. Unlawful behavior is also prohibited. The Police will be immediately contacted if there is any violation.

16. VILLA STAFF
A twice weekly maid service and linen change is included in the price of the holiday. Access must be granted to all staff in order for them to complete their work (including pool maintenance). Additional services such as babysitting and drivers can be arranged in advance with an extra cost and are subject to availability. Asking staff to look after minor children is not allowed.

17. NO PETS
There is a ‘No Pet Policy” in the villa and on surrounding properties. This may or may not be applicable to some villas.

18. NO SMOKING
There is no smoking permitted inside the villa. Smoking must be done outside on the grounds and ash trays are provided for this purpose.

19. NOISE
Noise levels must be kept at a reasonable minimum, especially during the hours of 11pm and 9am while guests are sleeping.

20. PHOTOGRAPHY
Photographs taken at the property cannot be used or sold for profit without the written authorization of the owner.

21. TAP WATER
Tap water is not drinkable on Paxos; please use bottled water. The guests should inform their party and visitors not to drink tap water at any time.

22. SEPTIC SYSTEM
All properties have septic tanks for wastewater. For this reason it is imperative that toilet paper, feminine hygiene products and other rubbish are NEVER flushed down the toilets, but placed in the bins provided. The Lessee will be liable for all costs, should the system become blocked due to improper use.

23. LINENS AND TOWELS
Linens and towels are provided at the villa and due to our eco-friendly Save the Planet policy, will be changed twice weekly. Additional charges may apply if more frequent changes are requested.All properties are equipped with their own washing machines. Clients are requested to refrain from washing white towels with other colors. Towels damaged by dye transfer will be charged for.

24. UTILITIES
Utility costs are included with the rent. All windows and doors must be closed when the air-conditioning is in use. Lithari Villas operates an eco-friendly policy and therefore, we request that all air-conditioning must be switched off when you leave the villa, or if you are spending a long time in the villa grounds. Villa staff will comply with this policy. The Lessor kindly asks you as Lessee to use water sparingly, especially during the summer months. Unexpected power cuts may occasionally take place and any problems that may occur with the water supply should immediately be reported to Lithari Villas. The Lessor will do everything in his power to re-establish supply or remedy the situation, but cannot be held responsible for the inconvenience that such shortages may create.

25. FURNITURE
Interior furnishings must remain inside the villa at all times, and only designated outdoor furniture can be used outside. Water or damp damage to soft furnishing caused by inappropriate use will be charged locally.

26. LESSOR INSURANCE
The Lessee must not do, or allow anything to be done that may cause the villa’s insurance against loss or damage by fire to become void or cause insurance premiums to be raised.

27. DUE CARE AND SUPERVISION/INDEMNITY
It is understood that the Lessee is responsible and liable for the safety and well being of guests and third parties while staying at the Villa. Both the Lessee and guests are required to take due care during their stay and take precautions such as supervision of children in the gardens, near the entrance, and near or in the pool. All children must be under the direct supervision of an adult at all times. No guest may enter the villa while wet from swimming, as floors may become slippery. Damages or injuries resulting from the above mentioned scenarios are the responsibility of the Lessee. The Lessee indemnifies and holds the Lessor harmless and free of any liability resulting from claims that result as consequences of accidents leading to injury or loss of life.

28. VALUABLES
Valuable items such as passports, cell phones, cameras, travellers cheques, cash or jewelry should be stored in the safety deposit box provided in the villa. Neither the Lessor nor the staff are responsible for any valuables left behind, lost, or damaged.

29. JURISDICTION
Any contract that is made will be with the acceptance by both parties of these terms and conditions, which are governed by local laws and both parties will submit to the exclusive jurisdiction of the local courts that govern the area where the property is rented.
